Process

How a job runs

Five stages, and you always know which one you are in. Nothing here is unusual — it is simply written down, which is rarer than it should be.

Stage 01

Consultation

We come to you, measure properly and talk through what you want and what it will realistically cost. About an hour, no charge, no obligation. If we are not the right fit for the project we will tell you then rather than three weeks later.

Stage 02

Design and selections

Toni takes you through tiles, tapware, stone, joinery and lighting — narrowing a thousand options down to three that work together. This is included in every job, not a separate design fee, and it is the stage most people find hardest on their own.

Stage 03

Fixed price and contract

An itemised quote you can read line by line, and a QBCC domestic building contract with staged payments. You never pay for work that has not been done, and the deposit is governed by the same rules that protect you.

Stage 04

Build

Dust protection up, site cleaned at the end of every day, and a program you can plan your life around. You get told what is happening next week, every week.

Stage 05

Handover

We walk the finished rooms with you and fix anything on the list before we call it done. Then you get the folder: waterproofing certificate, plumbing and electrical compliance, warranty documents. Keep it.

You get the folder.

Waterproofing certificate, plumbing and electrical compliance, QBCC Home Warranty Insurance where the contract value requires it, and photographs of every hidden stage.

Keep it. A buyer’s solicitor may ask for it years from now, and undocumented wet-area work is one of the most common reasons a settlement stalls.

Good to know

How long does a renovation take?

It depends entirely on scope, and we give you a written program before we start rather than a guess up front. What we will commit to is that the dates in that program are the dates we work to.

Can we stay in the house?

Almost always, and we plan for it. On multi-room jobs we sequence the work so you keep a functioning bathroom throughout. We will tell you honestly if there is a stretch where moving out is the better call.

Is the quote really fixed?

Yes. The only thing that changes it is you changing the scope, in writing, before the work happens. Genuine surprises behind a wall are rare but do occur in older homes — you would see photographs and a written variation before we proceed.

Do you handle certification?

Yes, and you receive the paperwork. Certified waterproofing, licensed plumbing and electrical with compliance certificates, and QBCC Home Warranty Insurance where the contract value requires it.

Do you take on small jobs?

Honestly, no. We are a full renovation team, so for repairs and single-fixture swaps a local specialist will look after you faster and for less. If a complete renovation is on the cards later we would genuinely like to hear from you then.

How far ahead are you booked?

It moves with the season. The free consultation can usually happen within a few days; the build itself is typically a few weeks out for bathrooms and longer for anything involving cabinetry.
